Plans in: Storage to Studio Flats in Stamford Hill Industrial Estate

Plans have been lodged with Hackey Council to convert the first floor of a storage building on the Ravensdale Industrial Estate in Stamford Hill into 15 studio flats.

The plans will also see a mezzanine bedroom created for the flats in the roof of the existing storage building. The ground floor of the building will remain in storage use. The site, at Unit 2, Ravensdale Industrial Estate, is located in the middle of a trading estate next to a Plumbers Depot.

The flats in the North side of the building will look out almost directly onto a neighbouring building, and it isn’t clear from the plans whether these have existing windows or not. If not, and the applicant wishes to add them, a separate application will be required.

Storage to Residential is more restricted than Office to Residential, and the total space of the building must not be more than 500sqm. The building in question has 427sqm per floor, and therefore the applicant is only applying to convert one of the floors. It is not clear whether this will be accepted as within the bounds of the permitted development order or not, as arguably the building has 854 gross sqm floor space, 427sqm per floor.
