Aitch Group has submitted plans for three buildings, rising up to 12 storeys, in Silvertown, East London. 171 flats will be provided if the plans are approved, with 111 private, 21 intermediate and 39 of social tenure.

The plans replaced a series of interlinked warehouses on Thames Road and Wards Wharf Approach, located next to an earlier development on the west side of the site, with industrial land to the east with masterplans for future development as residential.

Stockwool is behind the designs for the site, which feature three brick buildings of 8, 9 and 12 storeys, the tallest of which is in the centre of the narrow site.

Planning applications for 1434 homes in schemes with at least five units were submitted across London this week. Apartology research found 35 planning applications in 18 London boroughs have been added to the planning system since our previous searches a week prior.

The largest scheme was in Ealing which we reported on here having 599 homes, making Ealing this week’s top borough both in terms of unit numbers and number of applications with a total of 625 homes planned over 4 schemes.

Lambeth and Westminster follow, both of whom have 163 homes planned – although arguably Westminster pips it when senior living accommodation, not normally classed as C3 residential units, is included from the Cundy Street Quarter we reported on. Lambeth’s units are mostly from a plan to replace a petrol station in Kennington with 116 flats, with a second scheme in Clapham containing most of the remainder.

Interesting smaller schemes include riverside houses in a garden in Chiswick, a two storey roof extension to a tower block in Redbridge, 104 co-living units in Harrow and several plans to demolish suburban houses and build schemes of at least five flats and houses as replacements.

Grosvenor has submitted plans for the redevelopment of the Cundy Street Quarter, a triangle block located between Cundy Street, Ebury Street and Pimlico Road between Sloane Square and Victoria stations.

163 flats, alongside a substantial senior living facility as well as retail , community space and cinema are proposed. In residential terms, excluding the senior living facility, this is not a large uptick in unit numbers with 160 flats to go for the redevelopment however the 91 senior living properties are in addition to this.

The designs have been drawn up by DSDHA and feature substantially different material palettes for each building, suggesting to future onlookers a gradual piecemeal development of the site rather than the comprehensive nature of the scheme.

New pedestrian routes will be included, with a large increase in retail making the site a more of a destination than its current impermeable situation, where much of the site lacks street frontage.

Shanly Homes has submitted plans for 55 homes in a seven storey building in Sutton, South London. The proposed homes would replace three houses and a dental surgery between Copse Hill and Grange Vale on Brighton Road, south of the town centre.

The plans have been submitted in outline format, meaning further applications will be needed for the precise appearance of the development. A single studio flat and a single three bed flat are proposed, alongside 23 one bed apartments and 30 two bed homes.

The uplift in homes for the site is quite substantial, something which is needed in the current housing crisis, and is supported contextually by the site being bordered by two mid rise blocks of eleven stories, indeed suggesting that a larger development on the plot would even be possible.

One Housing Group has submitted plans for a 26 storey tower on Byng Street on the Isle of Dogs, south of Canary Wharf. The proposal contains 149 homes, of which 66 will be private and the rest a mixture of affordable tenures.

The scheme replaces an existing low rise estate of 25 homes, and consists of replacement low rise homes in addition to the new tower block. HTA Design is behind the designs, which utilise a softer cream palette than most of the surrounding towers.

The low rise element of the scheme largely fronts onto Byng Street, where to its rear in addition to the proposed tower from this scheme is one of the Alpha Square towers reaching slightly higher than the one proposed here.

Immediately to the north of the main tower is a development site where a scoping opinion has just been submitted by Ballymore for a significantly taller tower and 400 residential units.

South of the site is extensive social housing estates, which are subject to vague long term plans for gradual redevelopment to increase density. If the plans follow the precedent set by this proposal, there will be a significant uplift in social housing in addition to market homes.

An application to rebuild the Gurnell Leisure Centre alongside 599 new homes has been lodged with Ealing Council by Be:Here and EcoWorld. The site, which sits overlooks Perivale Meadows, is located between Greenford, Perivale and West Ealing on the Ruislip Road East.

The development will replace the existing leisure centre and car park with a new larger leisure facility alongside six new buildings, the tallest of which is 17 stories, providing 196 intermediate homes split evenly between shared ownership and affordable rent, and 403 private apartments.

3DReid are behind the designs for the scheme, and have opted to give each building a distinctive colour palette to break up the design while the form and massing of the buildings provide coherence to the scheme.

While the buildings are fairly high for compared with the predominant build form of two storey housing in the area, the scheme sits close to a cluster of eleven storey council point-blocks. The parkland setting of the site also allows for little issue with daylight compared with other scheme of similar height and density.

Materially, the scheme is largely composed of brick for the residential element, utilising soldier courses to fenestrate storey divisions. The leisure centre utilises a curtain wall of mixed translucencies, providing a shuttering effect and adding visual interest.

Darling Associates Architects have drawn up plans for a 15 storey building on the site of a former Applegreen Petrol Station in Kennington, South London. The proposed scheme, just submitted as a planning application to Lambeth Council, will contain 116 apartments if approved.

Developer DPK PFS Investments Ltd have commissioned the scheme, utilising Quod as their planning agents. Lambeth have a targeted 27th August expiry date to make a decision by, which given the scheme prominence will most likely be made at a planning committee.

The site sits just across Kennington Lane from the Tesco Superstore which is currently being redeveloped as part of the larger Oval Gasholders scheme from Berkeley Homes. This scheme includes slightly taller elements than is proposed on the petrol station site, however the block immediately opposite is shorter than the proposed scheme. Given the accessible and central location, no car parking is proposed.

The planning application breaks the 116 apartments down into 85 private and 31 intermediate homes, with 73 of the private flats being one bed apartments and the remainder having two beds. The intermediate housing is more evenly spread between one, two and three bed units.

A brick facade is proposed with set-back balconies with metal balustrades, as well as roof terraces. Splashes of green terracotta tiling are present on some of the floor plates, as well as surrounding the ground floor entrance, while most floor plate articulation is with textured reconstituted stone.

Hondo have submitted plans to redevelop the Sports Direct and Flannels site between the tracks on Pope’s Road in Brixton into a 20 storey office tower with market space on the lower floors.

The plans have been drawn up by Adjaye Associates, the architecture practice of David Adjaye who created a video for the BBC where he admires local tower block Pinter House.

The building is split into two sections, the tallest being 20 storeys and another tower of nine storeys. The market element will span the basement, ground and first floors, while the tower will also contain a restaurant on the eighth floor.

The developer of the scheme also owns Market Row and Brixton Village markets, and seek to use the scheme to increase the unique character of Brixton as the South London hub of markets.

The use of upper floors as office rather than residential may be of some surprise given Brixton has not traditionally been seen as a major office location and due to uncertainty of future office demand given the current pandemic and potential fallout from Brexit. However the area has become a popular location for creative firms.

The facade is made up of a grid layout of red brick with gold framed windows, mostly in arch form, paying homage to Victorian factory designs.
