Grosvenor has submitted plans for the redevelopment of the Cundy Street Quarter, a triangle block located between Cundy Street, Ebury Street and Pimlico Road between Sloane Square and Victoria stations.

163 flats, alongside a substantial senior living facility as well as retail , community space and cinema are proposed. In residential terms, excluding the senior living facility, this is not a large uptick in unit numbers with 160 flats to go for the redevelopment however the 91 senior living properties are in addition to this.

The designs have been drawn up by DSDHA and feature substantially different material palettes for each building, suggesting to future onlookers a gradual piecemeal development of the site rather than the comprehensive nature of the scheme.

New pedestrian routes will be included, with a large increase in retail making the site a more of a destination than its current impermeable situation, where much of the site lacks street frontage.

Plans have been lodged to convert the Old War Office on Whitehall from offices into a 125 room hotel and 88 apartments. As part of the construction process, the buildings will be extended in places, with some demolition in the smaller courtyard.

The applicant behind the plans is an eponymous company based in Luxembourg, likely masking a more well-known developer – according to previous reports the Hinduja Group and OHL, who purportedly paid £350m for the building.

EPR Architects have drawn up the plans, which will see around half of the building, including the Whitehall Frontage, converted into a hotel, with the other half converted into luxury private apartments.

No affordable housing is proposed on site, but Westminster council has a track record of gaining large payments-in-lieu from large prime central London developments when granting permission.

The development will also see new retail and restaurant spaces created on the ground-floor, and spa and leisure facilities in the basement.

Significant amounts of additional accommodation will be created through sympathetic mansard roof extensions, largely towards the rear of the building where up to three additional set-back floors will be added. Typically these reach the height of existing chimney stacks, so do not alter the overall height of the building.

Within the triangle courtyard, where the facade is less grand – currently glazed bricks – there will be more substantial demolition and rebuilding in Portland stone, which will also allow for the relocation of the courtyard to a better position for the proposed uses. Except the basement, the main courtyard will largely avoid demolition except for in a few strategic location, such as to open up windows.

Internally, as with any conversion, much more will change – although the grander and historic rooms such as the Army Council Room will be retained and used as function spaces, as well the grand three meter wide corridors. A majority of the historic fireplaces will also be retained in-situ in the hotel, while others will be moved to more appropriate locations within the building.

Overall the scheme appears largely sympathetic to the original, while making necessary changes in order to make the spaces useful for the new hotel and residential uses.

Plans have been submitted for an eleven storey building containing 88 flats on Hanover Square in Mayfair. The scheme, designed by Rogers Stirk Habour + Partners, will replace an eight-storey early 20th century office building if approved.

The new building will feature a hotel of 6,322 sqm and 88 apartments, all for the private market. 10 of these will be studios, while 6 will have four or more bedrooms – the majority however will be between these two extremes.

The existing stone clad building is rather attractive, but given it was built in the late 1920s and wasn’t of special character isn’t listed. Indeed the site already has planning for another building to replace this, so it’s unlikely that the 20th Century Society or anyone else with an interest in the current block would be able to stop these plans.

The replacement building is somewhat less colourful than we often see with RSH+P buildings, largely due to the context of the local conservation area and listed buildings. The cladding is dark red brick panels for the lower storeys, and dark grey brick panels for the upper floors, interspaced by two storey windows between the RC frame of dark grey precast concrete with stone aggregate.

Plans have been submitted to replace18-19 Buckingham Gate with a new seven storey building providing 13 apartments. The site, which is located close to Buckingham Palace, currently consists of two six-storey buildings, one post-war – designed by Seifert but without any of his flourishes – and the other of more traditional design but dating from the 1980s.

The designs have been produced by Manchester-based architects SimpsonHaugh and Partners who are behind One Blackfriars and Dollar Bay towers, both of which are currently rising on the London skyline.

The site already benefits from planning for a 14 apartment scheme, however, the site area has been reduced hence the need for a new smaller project. A different scheme is being submitted for the site being lost from this application.

CHG Properties have submitted plans to redevelop 18-22 Craven Hill in Lancaster Gate from 32 flats into 24 apartments. The three existing listed houses will be retained and reconfigured, with extensions added to the building.

The plans will see the existing 12 studios, 18 one-bed and two two-bed flats being reconfigured to create 11 studios, 7 one-bed, five two-bed and one three-bed apartments. While the proposals will result in eight fewer homes in the area, they will bring the building up to modern space standards – 27 of the existing 32 flats would be non-compliant if built today, while just six of the proposed replacements would fail the same standards.

In addition to internal reconfiguration of the building, the proposals also call for rear extensions and a replacement mansard roof. Trehaerne Architects have drawn up the plans after being instructed by the owner who purchased the property in early 2015.

The condition of the existing building is typical of that of large bedsit blocks, with elements of the original grandeur of the 1840s houses showing benefit the utilitarian additions and fire escape signs.

An application has been submitted to replace an existing mansard roof at 27 James Street in Marylebone with a two storey roof extension containing five apartments.

The plans, designed by Afterhourstudio Architects, will first remove the existing mansard roof, then create an additional storey with a sheer wall, followed by the additional of a new two storey mansard roof. The plans will increase the number of flats within the building from 15 to 20, adding four additional one bed flats and one additional two bed flat.

The four flats within the existing mansard roof will also see additional space added, in one case as much as 18sqm additional floorspace. However it isn’t clear if these apartments are currently occupied and if so how the occupiers will be affected.

An application has been lodged to demolish 50 Eastbourne Terrace, Paddington, and replace it with a new six storey office building with retail at the ground floor, with seven townhouses constructed at the side fronting Chilworth Mews.

The site contains a non-descript 1960s office block rising up to eight stories that is rather out of place with its surroundings, especially considering it is next to the entrance of one of London’s great stations.

This will be replaced by a new office block designed by Fletcher Priest architects for Hermes Real Estate. While shorter than the current block, it provides more overall floorspace thanks to being more consistent in height. There’ll also be replacement retail space on the ground floor.

The seven townhouses front onto Chilworth Mews and are of a distinctly modern design, utilising metal cladding which wraps around both the upper floors and the roof, opening out to create roof gardens. The design of the houses has the feeling of a high end 1960s development which if constructed in that decade would now be listed. Unusually one of the houses only has a single bedroom, the rest have either two or three beds.
