Ark Schools has submitted plans to redevelop the Ark Swift Primary School on Australia Road in White City. The development will see a replacement school constructed, alongside a nursery, 132 flats, adult education centre, cafe and a 9 storey office building.

The site is located on the the White City Estate and next to recent office-led developments. As such the largest building proposed is for office usage rather than residential. This tops out at 9 storeys.

Further buildings of 8 storeys, 7 storeys and two 5 storey buildings will contain residential flats above the other uses such as the replacement school.

Sheppard Robson are the architects for the scheme, and have chosen a restrained palette of light-grey brickwork and GRC cladding, alongside bronze metalwork.

Redevelopment of schools to provide updated facilities with residential above, and creation of new schools below flats, has become an increasingly popular way of subsidising school development in recent years in the capital. These have included a new school off the Old Kent Road below a tower, as well as several schemes in Hackney.

Aurora Developments has submitted plans to build 170 flats in a 22 storey tower in a plot they’re calling North Kensington Gate. The site lies immediately north of the Grand Union Canal on Scrubs Lane.

The scheme has been drawn up by Allies & Morrison, and will contain 119 private and 51 intermediate-affordable flats, in addition to 600sqm retail or commercial space.

The developer has also submitted plans for another site, slightly further North on Scrubs Lane, where a smaller building is planned. Both schemes are located in what now is a narrow strip of industrial land, but will soon be part of the wider Old Oak Common scheme which is envisaged to contain dozens of towers, both residential and commercial, around a new High Speed 2 station.

The sites are located half way between North Kensington and Harlesden, although the land lies in a borough which contains neither of these two neighbourhoods – Hammersmith & Fulham. Other schemes planned for the area including Old Oak Park on the Car Giant site, and on the opposite side of the regeneration area, Oaklands – a recently approved scheme of 611 homes.

Westfield has lodged plans for part of the affordable provision for its White City store’s northward expansion. The reserved matters application is for a sixteen storey tower providing 89 social rent flats, designed by Sheppard Robson Architects.

While the overall scheme will contain private units, this particular plot will be exclusively affordable, containing 33 one bed flats, 45 two bed apartments and 11 family sized three bed dwellings.

Although the wider context will change as the mall expands, the location of this tower is just north of the road immediately above the Marks & Spencer, taking up part of the land that Topps Tiles used to be situated on.

Patrick’s Toys have lodged an application to develop a undeveloped site in Earl’s Court into two three storey blocks containing retail and nine flats. Two of the flats will be studios, and the rest will be two-bed apartments.

The site at 103 – 105 Lillie Road is currently being used as a hand car wash, storage and for advertising despite the prime central location. The plans, drawn up by Ankur Architects, will see the land redeveloped into two blocks. The Lillie Road facing block will contain a 150sqm retail unit with four flats above, while block two which will face a courtyard will have the other five flats.

Goldcrest has submitted plans for a nine storey residential block with commercial space on the ground floor in Michael Road, near Imperial Wharf, Fulham.

The Rolfe Judd designed scheme replaces an existing building known as Bannon Court, a three storey Georgian-appearance office block with non-self contained flats on upper floors. The building overlooks the gasholders, which themselves will be redeveloped by St William.

The scheme will contain 20 apartments, nine of which are one bedders, eight have two bedrooms and three are appropriately three bed apartments.

359 gross sqm of office space is also proposed, replacing the existing 300 sqm on site. 35 cycle stands and four car parking spaces will be provided.
